About BER
What is a BER Assessment?
A Building Energy Rating (BER) shows how much energy your home uses — similar to the energy label on a household appliance. It rates your home from A0 (most efficient) down to G (least efficient).
A BER cert is legally required when selling or renting a property in Ireland. It gives buyers and tenants an independent, standardised measure of a home's energy efficiency.
The scale was simplified from 15 to 8 categories on 24 May 2026, removing all subcategories (A1, A2, B1, B2 and so on). A0 is a new top category for zero-emission buildings. Learn more at SEAI.ie →

Your Heat Loss Indicator measures how quickly your home loses heat, and it's a key figure SEAI uses to judge eligibility for the heat pump grant — your home needs to meet a certain threshold before a heat pump is efficient to install.
Your BER assessment calculates this figure as standard, so you'll know where your home stands and what it would take to reach the threshold.
